Pre-Construction Condos and Townhomes in Mississauga (2026): Neighbourhoods, Transit and Current Projects

Pre-construction condos and townhomes in Mississauga are spread across several areas: the downtown around Square One, Cooksville, the Port Credit waterfront and the western neighbourhoods like Churchill Meadows and Erin Mills. Tall Property currently lists 98 Mississauga projects (as of October 2026), with prices shown where the builder has released them. This guide covers what is changing in the city, how transit fits in, and what to check before you sign.

Why is the Mississauga new-home market changing?

Mississauga grew for decades as a suburb of detached and semi-detached homes. Today a large share of new supply is condos and stacked or back-to-back townhomes, built on smaller sites near transit, shopping plazas and major roads. Two things drive much of the attention from buyers:

  • Transit along Hurontario Street. The Hazel McCallion Line, also called the Hurontario LRT, is being built by Metrolinx along the Hurontario corridor. Areas close to future stops, such as Cooksville and the City Centre, have drawn a lot of condo proposals.
  • The downtown around Square One. The City Centre is Mississauga’s downtown, with the shopping centre, the civic centre, a bus terminal and a growing cluster of condo towers. Many of the city’s taller pre-construction buildings are planned here.

For the City of Mississauga’s own plans for the downtown and Cooksville, read the official planning documents on the City’s website or ask us for a summary of a specific site. We do not repeat population or growth targets here unless we have checked them against the City’s current documents.

What is the status of the Hazel McCallion Line (Hurontario LRT)?

Metrolinx is the only source we use for the line’s status and dates. As of October 2026, here is what we can confirm from Metrolinx:

We have not confirmed an opening date from Metrolinx, so we are not publishing one. If a sales brochure or a listing promises the LRT will open by a certain date, treat it as a claim to check, not a fact. Buying a home mainly because of a future transit line carries risk: timelines on large transit projects can move, and your closing date and your mortgage will not wait for a train.

A sensible approach is to choose a home that works for you with the transit you have today (GO trains, MiWay buses and highway access), and see the LRT as a possible bonus.

Which Mississauga neighbourhoods have new condos and townhomes?

City Centre (Square One)

This is where most high-rise condo towers are. Buyers here usually want walkability to shopping, restaurants, Sheridan and the civic centre, plus bus connections. Expect mostly one-bedroom, one-bedroom-plus-den and two-bedroom suites. Because many towers are close together, compare views, floor heights and how many units are in each building before you choose.

Cooksville

Cooksville sits around Hurontario Street and Dundas Street. It is served by GO Transit’s Milton line and sits on the planned Hazel McCallion Line, which is why it has attracted mid-rise and high-rise proposals. It suits buyers who commute toward downtown Toronto or along the Hurontario corridor. Check station details and service on GO Transit and Metrolinx before relying on them.

Port Credit

Port Credit is Mississauga’s lakeside village, with a main street, marinas, parks and the waterfront trail. New homes here tend to be boutique and mid-rise condos and some townhomes, and they usually cost more per square foot than inland areas. Buyers often choose Port Credit for lifestyle and the lake rather than size.

Churchill Meadows and Erin Mills

These western neighbourhoods are more family-oriented, with schools, community centres and access to Highways 403 and 407. New construction here is more often townhomes and low-rise condos than towers. They suit buyers who want more space and are comfortable driving for most errands.

Area Typical new-home types Who it often suits
City Centre (Square One) High-rise condos First-time buyers, downsizers who want walkability
Cooksville Mid-rise and high-rise condos GO commuters, buyers betting on Hurontario transit
Port Credit Boutique and mid-rise condos, some townhomes Lifestyle buyers, downsizers
Churchill Meadows / Erin Mills Townhomes, low-rise condos Families, buyers who need more space

What pre-construction projects are available in Mississauga now?

Our Mississauga new homes page lists 98 projects as of October 2026. Each page shows prices where the builder has released them; where a builder has not, we say so and you can contact us for current pricing. A few Mississauga pages to start with:

Other Mississauga pages include Above Condos 2, Aqua Nova Condos, Canopy Towers 2 and Emerson House Boutique Residences, all on the city page. If you are comparing home types across the GTA, our pre-construction condos and pre-construction townhomes pages group projects by type.

Prices, incentives and availability change often, sometimes weekly. Before you make a decision, ask us for the current price list and confirm what is included.

How do deposit structures work for Mississauga pre-construction?

With pre-construction you usually pay your deposit in instalments, not all at once. A typical pattern looks like this:

  • A first payment when you sign the agreement of purchase and sale.
  • Further payments spread over the following months, often tied to set dates after signing.
  • Sometimes a final deposit payment closer to occupancy.

The total deposit, the number of instalments and the timing vary by builder, so check your agreement. Condo deposits and freehold townhome deposits are often structured differently, and builders sometimes offer reduced or extended deposit schedules as an incentive. Make sure you can afford every instalment on its due date even if your income or savings change.

Questions to ask before you sign:

  • What is the full deposit schedule, with dates?
  • How are deposits protected for this type of home?
  • Can I assign the unit before closing, and is there a fee?
  • What happens to my deposit if the project is delayed or cancelled?

What closing costs should you plan for?

The purchase price is not the only amount due at closing. Buyers of new homes in Ontario usually face some mix of land transfer tax, legal fees, adjustments in the agreement (for example development charges or utility connection fees, which some builders cap and others do not), and the first months of condo fees if you are buying a condo.

We do not quote a single percentage range here, because the total depends heavily on the price, the home type and what your agreement says about adjustments. Have your lawyer review the schedule of adjustments before you sign, and ask us for a list of the specific charges in the project you are looking at.

How does HST relief work for new homes in Mississauga?

HST on new homes is one of the most confusing parts of buying pre-construction. Here is the general shape, without amounts:

  • If you will live in the home: government relief for new homes is generally aimed at buyers who will use the home as their own residence. Eligibility rules, price thresholds and dates are set by the governments and can change, so check the current rules on ontario.ca and canada.ca.
  • If you will rent it out: investors usually look at a separate Canada Revenue Agency program for new rental property. It has its own rules and application process.

If a price is quoted “net of HST rebate”, it means the builder has assumed you qualify for a rebate and signed it over. If you do not qualify, you may owe that amount at closing. We do not calculate rebates for buyers; ask your lawyer or accountant how the rules apply to you.

Can you rent out a Mississauga pre-construction condo?

Many Mississauga condo buyers plan to rent their unit, at least at first. If that is your plan, look at real rental data before you buy. The Canada Mortgage and Housing Corporation (CMHC) publishes rental market data for Mississauga, including average rents and vacancy. We have not included rent figures in this article because we only use CMHC data and will add it once confirmed.

Keep in mind that rent at occupancy may be different from rent today, carrying costs (mortgage, condo fees, property tax) may be higher than expected, and there is no guaranteed return. Run your numbers with conservative assumptions and confirm whether the building allows short-term rentals or has other rental rules.
