Move-in 2027

Cooksville is the old crossroads village at Hurontario and Dundas streets in central Mississauga, and it is turning into a high-rise, transit-oriented neighbourhood around Cooksville GO Station; it suits commuters, first-time buyers and investors who want to be close to transit and the city centre. The City of Mississauga's Vision Cooksville report (2016) defines Downtown Cooksville as about one square kilometre bounded by the Canadian Pacific rail line to the north, Camilla Road to the east, King Street to the south and Confederation Parkway to the west, with about 11,000 residents at the time. The intersection itself is still known locally as the "Four Corners".
This guide covers what is being built, how prices and the rules for new-home buyers look as of October 2026, and what Cooksville offers for transit, schools, parks and jobs.

What is being built in Cooksville
The Vision Cooksville report describes the area as a mix of small businesses, restaurants, strip plazas, apartment buildings, townhouses and offices; at the 2011 census, 94% of its homes were apartments or condos and 57% were rented. The City's policy review for Downtown Cooksville plans the greatest building heights near Cooksville GO Station and along Hurontario Street north of Agnes Street, with the GO station area becoming a focus for transit-oriented development. In practice, that means new supply here is mostly high-rise condos, with some stacked and urban towns on the edges.
Projects we track that are inside Cooksville include Connecting Cooksville by TAS, a planned multi-tower community at Hillcrest Avenue and Hurontario Street beside Cooksville GO Station, and MW Condos by JD Development Group at 45 Agnes Street. Both are listed as coming soon as of October 2026, with no sales launch date announced. The Cooksville project list and the Mississauga pre-construction list let you filter by move-in year, price and home type. Builders with projects here include TAS and JD Development Group.

Prices and the market as of October 2026
Mississauga's resale condo market is soft as of October 2026. In September 2026 the Toronto Regional Real Estate Board reported an average condo apartment price in Mississauga of $500,192 and a benchmark condo price of $488,300, down 7.6% from a year earlier. Across the GTA, 5,040 homes of all types sold, 9% fewer than a year before, at an average of $1,006,409.
The Bank of Canada raised its policy rate to 2.50% on October 28, 2026 and said further increases are possible. New suites usually cost more than resale ones, so compare both, and include the 2026 HST relief below, which applies only to new homes.
For a pre-construction condo, the price is set by each builder's price list and incentives when you sign, not by resale averages. Mississauga has also cut City development charges by 50% on new homes (100% for purpose-built rentals), and in June 2026 Council extended the program to building permits issued before March 30, 2029. That lowers builders' costs; ask us how it shows up in a given project's pricing or incentives.
Getting around
Cooksville GO Station, on Hurontario Street just north of Dundas, is on the Milton line. Metrolinx rebuilt it with a new station building, a parking structure and bus bays for GO and MiWay. Check the current GO schedule for your times before you count on the train for a daily commute. MiWay buses also stop at the station, and MiWay's Hurontario routes (2 and 17) serve the City Centre Transit Terminal at Square One.
The Hazel McCallion Line (Hurontario LRT) will run 18 km with 19 stops from Port Credit GO to Brampton Gateway Terminal, right through Cooksville; Metrolinx's Cooksville construction zones run from the North Service Road to Fairview Road. The line is still under construction, and Metrolinx has not published an opening date as of October 2026. Metrolinx also lists a Dundas bus rapid transit corridor as proposed,. Drivers are close to the QEW to the south and Highway 403 to the north.

Schools
Public schools are run by the Peel District School Board and Catholic schools by the Dufferin-Peel Catholic District School Board. The City's Vision Cooksville map shows T.L. Kennedy Secondary School inside the area. School boundaries change as towers are added, so check any address with the Peel DSB school finder or the Dufferin-Peel CDSB school directory before you buy.
Sheridan College's Hazel McCallion Campus, beside Scholars' Green in the Downtown Core, is a short bus ride north.
Parks and Cooksville Creek
Cooksville Creek runs through the neighbourhood. Cooksville Park is on King Street East, and the City is expanding and redeveloping Cooksville Park and Iggy Kaneff Park: it has added more than eight hectares (20 acres) of land to the two parks, with final design and construction planned for 2026 to 2027. The Cooksville Creek Trail starts at Richard Jones Park in the old village and heads north toward Paisley Boulevard East.
Smaller local parks include John C. Price Park and Sgt. David Yakichuk Park, and the larger Mississauga Valley park has walking routes along Cooksville Creek. The City has been buying land here to address a parkland deficit.

Jobs nearby
Cooksville sits between two of Mississauga's biggest job areas. To the north is the Downtown Core around Square One, with the City's highest concentration of office space along Hurontario Street and Robert Speck Parkway (Downtown Core Local Area Plan), plus Square One Shopping Centre, the Civic Centre and Sheridan College. To the south, the City's plan for "Downtown Hospital" builds a health district around Trillium Health Partners' Mississauga Hospital, with more offices, research and services along Hurontario and the Queensway. Cooksville itself had about 570 businesses in the City's 2015 survey, most of them small, with health care and retail the largest types. Downtown Toronto is reachable on the Milton line or by the QEW and Gardiner.
Who Cooksville suits
- Commuters who want to be near a GO station and on the future Hazel McCallion Line, a short ride from Square One.
- First-time buyers looking at a one-bedroom or two-bedroom condo, who may qualify for the first-time buyer tax relief on new homes described below.
- Investors who expect rental demand from transit riders, hospital and downtown workers, and who can wait for projects that have not launched yet.
- Buyers who like a lived-in neighbourhood with independent shops and restaurants rather than a mall-centred district.
- If you want a finished downtown with move-in-ready towers, parks and Celebration Square on your doorstep, see our Square One guide. Expect several years of construction on Hurontario before the LRT opens.
Rules every new-home buyer should know in 2026
- HST relief on new homes, for all buyers who will live there. For agreements signed between April 1, 2026 and March 31, 2027, Ontario's enhanced new housing rebate covers up to $80,000 of the 8% provincial HST, and the Ontario New Home Affordability Payment adds up to $50,000 toward the federal 5%: up to $130,000 in total. Relief is full up to $1 million, stays at the cap to $1.5 million and phases out by $1.85 million. The home must be your (or a relative's) primary residence.
- First-time buyers. The federal First-Time Home Buyers' GST rebate (law since March 2026) removes up to $50,000 of GST on a new home of up to $1 million, phasing out by $1.5 million, for agreements signed on or after March 20, 2025 and before 2031. The Ontario payment is reduced by any federal rebate you claim, so the two don't stack beyond the full tax.
- Investors who will rent the suite out don't get the primary-residence relief above; a separate rental-property rebate applies, so get tax advice before you sign.
- 30-year mortgages. Since December 15, 2024, insured mortgages can run 30 years for first-time buyers and for anyone buying a newly built home, and insured mortgages are allowed on homes up to $1.5 million.
- Deposit protection. Tarion protects condo deposits up to $20,000, and you get a 10-day cooling-off period on a new condo after you receive the signed agreement and disclosure statement. Check the builder's licence in the HCRA Ontario Builder Directory.
- Land transfer tax. First-time buyers can get back up to $4,000 of Ontario's land transfer tax (ontario.ca). Mississauga has no municipal land transfer tax.
This is general information, not legal, tax or mortgage advice. Rules change; check the linked official pages or ask us before you sign.

Questions about Cooksville
How much does a new condo cost in Cooksville?
New suites are priced project by project, so ask for each building's price list. As a guide, the Toronto Regional Real Estate Board reported an average resale condo apartment price of $500,192 in Mississauga in September 2026. New suites usually cost more than resale, but for agreements signed from April 2026, buyers who will live in a new home can get up to $130,000 of HST back, which narrows the gap.
What are the boundaries of Cooksville?
The City of Mississauga's Vision Cooksville report defines Downtown Cooksville as about one square kilometre bounded by the Canadian Pacific rail line to the north, Camilla Road to the east, King Street to the south and Confederation Parkway to the west, centred on the Hurontario and Dundas "Four Corners".
When will the Hazel McCallion LRT open in Cooksville?
Metrolinx has not published an opening date as of October 2026. The 18 km line from Port Credit GO to Brampton Gateway Terminal is still under construction, including through Cooksville. Don't count on it for a near-term move-in; Cooksville GO Station on the Milton line and MiWay buses are the transit you can use today.
Is there an HST rebate on a new condo in 2026?
Yes, and it is much bigger than before. If you sign with a builder between April 1, 2026 and March 31, 2027 and the home will be your primary residence, Ontario's enhanced new housing rebate and the Ontario New Home Affordability Payment together can cover up to $130,000 of HST: the full tax up to $1 million, capped to $1.5 million and phasing out by $1.85 million. First-time buyers also have the federal First-Time Home Buyers' GST rebate of up to $50,000. Check your own situation with a lawyer or accountant before signing.
Can I get a 30-year mortgage on a pre-construction condo?
Yes. Since December 15, 2024, insured mortgages can be amortized over 30 years for first-time buyers and for anyone buying a newly built home, and insured mortgages are available on homes up to $1.5 million. You still have to pass the mortgage stress test when the suite closes, often years after you sign, so leave a margin.
How much deposit do I need, and is it protected?
Each builder sets its own deposit schedule, usually paid in stages over the first year or two; we can send the current schedule for any project. For condos, the deposit is held in trust and Tarion protects up to $20,000 of it if the builder can't complete. You also have a 10-day cooling-off period after signing to cancel without penalty.
What happens if my condo's occupancy is delayed?
Your agreement sets the dates and how the builder must give notice of a delay. If the builder misses them without a permitted reason, Tarion compensation can reach $7,500, including $150 a day for living expenses. Mutually agreed extensions and unavoidable delays are not covered.
