Greenwood Seaton is a master-planned community by OPUS Homes in north Pickering. It sits on the northeast edge of Seaton, next to the Greenwood Conservation Area. OPUS describes it as a brand new settlement surrounded by thousands of acres of protected green space, with creeks, woodlands, meadows, wetlands and trails.
OPUS lists closing dates from Fall 2026 to Spring 2027, and its July 2026 update says quick move-in homes are available. Prices are available on request, so call for the current price list.

The community mixes townhomes and detached homes:
- Detached homes with single-car garages (30-foot designs), about 1,695 to 1,965 sq. ft.
- Detached homes with double-car garages (36-foot designs), from about 2,105 sq. ft.
- Rear lane townhomes of about 1,859 to 2,414 sq. ft., with 3 or 4 bedrooms and 2.5 bathrooms
- Traditional townhomes of about 1,500 to 2,001 sq. ft.
- Live/work townhomes of about 2,151 to 2,153 sq. ft., listed as coming soon
OPUS marks the traditional and rear lane townhomes as sold out, so ask which detached homes and quick move-in homes are still available. For townhomes, OPUS lists a $90,000 deposit paid in steps over 180 days. Ask for the deposit on detached homes.
Location and getting around
Seaton is one of Canada’s largest master-planned communities, centred around Taunton Road and Brock Road in Pickering. OPUS says Greenwood Seaton is about 7 minutes from Highway 407 and 8 minutes from Highway 401. Pickering GO Station is about 8 minutes away, and OPUS says GO trains reach downtown Toronto in under 30 minutes. The Lake Ontario waterfront is about a 15-minute drive.
Nearby schools and parks
The Greenwood Conservation Area is right next door. OPUS cites the conservation lands master plan, which lists about 1,500 acres of conservation lands and 35 km of trails. School names are TBA, so check boundaries with the Durham District School Board and the Durham Catholic District School Board.
