New Homes in Barrie 2026: Where to Buy and How to Compare Costs

Most new homes in Barrie are going up in Hewitt’s, in the city’s south-east, and around Barrie South. Innisfil and other Simcoe County towns add more choice. Prices change with every project and release, so we don’t quote one average figure. As of October 2026, contact us for current pricing on Barrie projects.
Who buys new in Barrie
Barrie sits on Kempenfelt Bay on Lake Simcoe, along Highway 400 north of the GTA. Buyers come for what is hard to find closer to Toronto: newer subdivisions, ground-related homes like townhomes and detached houses, and a city with room to grow.
Buyers who ask us about Barrie usually fit one of three groups:
- GTA families who need more space. A yard, an extra bedroom or a garage is worth a longer commute to them.
- Hybrid workers. They are in a GTA office a few days a week and want the GO train or Highway 400 for those days.
- Investors and future end-users. They buy pre-construction now, often a townhome, to rent out or move into later.
All three should weigh the same things. Look at the total cost, not just the list price. Check the deposit schedule and the commute. Then work out how much of the community will actually be finished on closing day.
Where to buy in Barrie
Hewitt’s (south-east Barrie)
Hewitt’s is a planned growth area guided by a secondary plan. A planning report filed with the City of Barrie describes a full range of housing there, including back-to-back townhouses and rental second suites. The same report identifies sites for schools, parks and open space, a recreation centre and a public library.
If you want a townhome or detached home, start here. Much of Barrie’s new subdivision housing is planned for this area. Just remember that a school site on a plan is not a school with its doors open. Ask when each facility is expected, and assume the neighbourhood will still be under construction for a while after you move in.
Barrie South and the Highway 400 corridor
Commuters like the south end because it is closer to Highway 400 and to the GO line’s southern stations. Most buyers here look at townhomes and detached homes in or near newer subdivisions. Check the distance from each project to the highway ramp and the station. A few minutes each way adds up over a working week.
Condos in central Barrie
For a lower-maintenance home, Barrie has condo options too. Elements Condos by Pratt Homes in Barrie is listed on our site as selling now, with occupancy still to be announced. The price isn’t published on our page, so ask us for the current price list and deposit structure.
Current projects on Tall Property
Our Barrie new homes page lists the pre-construction projects we track in the city, including townhomes, detached homes and condos. Each project page shows the builder, the home types and, where the builder has published them, a starting price and occupancy date. If pricing isn’t published, register with us and we’ll send the details when they are released.
If you only want a single-family house, our pre-construction detached homes page covers detached projects in Barrie and beyond.
Innisfil and other Simcoe County towns
Innisfil borders Barrie to the south, and many buyers look at both. Further out, Simcoe County includes Bradford West Gwillimbury, Springwater (Elmvale), New Tecumseth (Tottenham) and Collingwood, each with its own new-home communities. Projects listed as selling on Tall Property include:
- Dreamfields by Rosehaven Homes in Bradford West Gwillimbury
- Elmvale Village by Huron Creek Developments in Elmvale
- Colgan Crossing by Tribute Communities in Tottenham
- Aquavil in Collingwood
Releases, prices and incentives change often, so check with us on what’s available before you plan a visit.
If you commute, compare towns by the drive to the nearest GO station or Highway 400 ramp, not by the distance to Toronto on a map. A town that looks farther away can be quicker to the highway.
Commuting to the GTA
You have two options: Highway 400 by car, or the GO train. Metrolinx confirms that the Barrie GO line runs to Union Station in downtown Toronto, with stations in Barrie. We don’t quote travel times or train frequencies because schedules change. Before you buy:
- Check the current GO Barrie line timetable for the hours you would actually travel.
- Find the station closest to the project and how you’d get there: drive, bus or walk.
- If you plan to drive to the train, check parking at that station.
- Drive Highway 400 at your real commute time, not on a weekend.
If your office isn’t near Union Station, add the trip from Union to your desk. That last leg often decides whether a Barrie commute works for you.
Comparing Barrie costs with the GTA
Many buyers expect more home for the money in Barrie. That can be true, but the only fair comparison is project by project, using the same home type, size and closing date. As of October 2026, we haven’t published a Barrie-versus-GTA price figure in this guide because we haven’t confirmed one from an official source. Ask us for current price lists from specific builders and we’ll help you compare them.
Compare a Barrie project with a GTA one on these points:
| What to compare | Why it matters | Where to get it |
|---|---|---|
| Price for the same home type and size | A townhome and a detached home are not a fair comparison | The builder’s current price list (ask us) |
| Deposit structure | How much cash you need before closing, and when | The builder’s deposit schedule |
| Closing costs and adjustments | Fees and charges added at closing can change the real cost | The agreement of purchase and sale, reviewed by your lawyer |
| Occupancy date | A later date means more time before you can live in or rent the home | The builder’s stated occupancy date |
| Commute cost and time | Gas, parking and GO fares add to monthly costs | Current GO timetable and fares; your own test drive |
| Community readiness | Schools, parks and shops may open after you move in | City of Barrie planning information |

Before you sign
- Get the price and incentives in writing. Incentives change from release to release.
- Read the deposit schedule. Know how much is due and on which dates, and plan your savings around it.
- Ask about the occupancy date. Pre-construction dates can move, so ask how the builder handles delays.
- Look at what’s planned around your lot. Future roads, schools and parks all affect daily life.
- Have a lawyer review the agreement. Ask about closing costs, adjustments and your rights, including any cooling-off period that applies to new condos.
- Get mortgage pre-approval early. Ask your lender how a future closing date affects your approval.
